When to call. The best time to get in touch with our rental
desk is Monday - Saturday from 10:00 to 4:00. We are open on Sundays from late May through mid-September from 10:00 to 2:00: during the winter months we are open on Sundays by appointment only.
Cottage rentals
are weekly, monthly or by the season. Unless shown differently,
rates shown are for one week periods. The rates shown do not include the 7% Ste of Maine Lodging tax, booking fee or security deposit. Rentals run
from Saturday to Saturday unless otherwise noted. Check
In Time. Check in time begins at 3 p.m. at our
office. Directions to the cottage will also be given with the keys. Check out time is 10 a.m. sharp on the day of your departure.
Prices
are subject to change without notice. ALWAYS verify the rate when making your reservation. All rentals are subject to a 7% State of Maine lodging tax.
RESERVATIONS: Once you decide on a property, we will make your reservation and either mail or email you two documents: one is the confirmation which outlines monies due, deposits and dates for payment; the other will be the Guest License Agreement which you must read, sign and send along to our office. WHEN YOU MAKE THE RESERVATION, THE PROPERTY IS BLOCKED OFF, AND WE ASSUME THAT YOU WILL BE COMING. IF YOUR PLANS CHANGE AND YOU CANNOT COME, WE NEED TO HEAR FROM YOU IMMEDIATELY SO WE CAN PUT THE PROPERTY BACK ON THE AVAILABILITY LIST. DO NOT ASSUME THAT NON-PAYMENT IS A SIGNAL TO US THAT YOU ARE NOT KEEPING THE RESERVATION. PLEASE CALL.
ACCOMMODATIONS.
All of our properties are privately owned and reflect the tastes of
each owner. All cottages are furnished for housekeeping with the exception of linens (sheets and towels), unless
otherwise indicated in the property description. Sheets and towels
are available for rent through the office for
$10.00 per week per set, but you must call the office to arrange for linen rental at least two weeks in advance. Do plan to bring paper goods, light
cleaning supplies and trash bags. All but a few cottages have either
a shower or tub - and all have hot water. Most cottages have heat.
The property information sheet is intended to provide you with an
accurate description of the property and its contents. However, we
cannot be liable for changes in equipment and furnishings. We hope
every day of your vacation is warm and sunny but, of course, we make
no guarantees with regard to weather - we wish we could! Also, lake
water levels vary from year to year. Consequently we cannot always
guarantee beach size and/or dock placement in the event of extremely
high water. In addition, if you do not personally inspect the premises
prior to signing the Tenant Rental Agreement, you agree to accept
the property as is upon arrival and that you will not be entitled
to any refund of rental money and will have no claim or recourse against
the Rental Agent. Look for
symbols noted on the cottage description lists: each
(bed) equals one bedroom; and a paw print symbol
indicates pets may be allowed. Some of our cottages have internet access, and we are trying to flag those with a computer mouse
as that symbol. Additionally, many of our cottages are heated and available into the beautiful fall season. Look for the
to see which ones may have available weeks.
BOATS: If you plan on bringing or renting a boat, please let us know when you are inquiring about a particular property. There are many boat rental businesses in the area and we can direct you to the one closest to your rental. All boats, unless otherwise specified, are not to be left on a dock overnight or during rough weather. Moorings are used at your own risk. It is suggested that you bring your own mooring line. The State of Maine law states that a life jacket is required to be in a boat (whether motorized or not) for each passenger.
DAMAGE/CLEANING/SECURITY
DEPOSITS. The majority of our owners require a security deposit of between
$200 and $500 which is due with the final balance payment. The security
deposit will be returned within thirty days of your departure provided
there is no damage or other charges against it. If there is damage done to the property or furnishings during your stay, please let us know. Accidents happen, but you are responsible. Other charges that could be levied against your security deposit include excessive cleaning after checkout, extra trash pick-ups, failure to return rented linens or keys, not returning moved furniture back to it's original location, failure to properly dispose of pet waste, or checking out late. Please also read the section below relative to septic systems. If the owner intends to keep any portion of your deposit due to damage, we will contact you in writing within 30 days of your departure. For cottages that have internet access, do not assume that you can access the internet using your home connection,
as often times the calls are long distance. Internet access codes are usually noted at the cottage. The property and/or it's premises is not to be altered in any way without the express written permission of the owner.
COTTAGES
THAT ARE FOR SALE AS WELL AS FOR RENT: Sometimes cottages we rent come up for sale. If you call to reserve a cottage that is currently on the market, we will inform you so. If you rent a "for sale" property,
you agree that the property may be shown to prospective buyers at reasonable times during
your rental period. If the cottage is sold before you arrive for your
vacation, we will notify you right away. Often times new owners will
honor prior rental periods; if not, you can either select another cottage
or we will refund in full any payments you have made. If an owner
decides to place a property on the market after you have reserved
a rental period, you may choose another cottage if you wish, otherwise
you agree to allow the property to be shown.
OCCUPANCY
AND ADDITIONAL RENTAL TERMS. It is understood and agreed between
TENANT, AGENT and OWNER that any disturbance resulting in neighborhood
complaints or police action shall cause tenancy to be subject to termination
forthwith, and all monies to be forfeited. The maximum occupancy limit is stated
in your tenant rental agreement and on the property information sheet. Owners reserve
the right to set occupancy limits (including the number of day guests allowed), on the allowance of smoking, and pets. There
is also a 3 boat limit for motor boats at any one cottage. Your security deposit may be jeopardized and you may be subject to eviction by violating the occupancy limit, the 3
boat limit, smoking, and allowing pets where restrictions
apply and are all considered violations of your Rental Agreement.
SEPTIC SYSTEMS. Cottages and homes in this area have private septic systems which are VERY sensitive. DO NOT flush any dental floss, diapers, personal hygiene products or any other foreign items down the toilet. Many systems have pumps that are easily clogged by these items. Your security deposit could be jeopardized if a system failure is caused by your family or guests flushing improper items. Have this discussion with everyone utilizing the property during your stay, including day guests. Occupancy limits are set by the owner in order to protect the septic system and wear and tear on the property. Exceeding the occupancy limits or exceeding the number of day guests allowed at the property is a violation of the Guest License Agreement you signed agreeing to the terms set forth.
CLEANING.
If the cottage and grounds are not clean upon arrival, please report this to the office THE DAY OF YOUR ARRIVAL so we can remedy the problem. Otherwise it is to be presumed that everthing is satisfactory. If, upon your arrival you find any items broken, please let us know as soon as possible, otherwise it will be presumed that the damage was done during your stay and your security deposit could be in jeopardy. You are responsible for cleaning during your stay and for leaving
the property in a clean condition at check out. "Clean" means: Floors swept and wet-mopped if necessary,
ALL food removed from refrigerator; stove, coffee pot, and microwave clean; bathroom clean, all dishes washed and put away; counters wiped; any furniture moved put back to it's original location; patio and beach furniture returned to their original place; toys and books, movies and games put back where they are properly stored; and all windows and doors closed tight and secured; and if a pet was allowed at the premises-all pet waste picked up and properly disposed of (Not Flushed). Any excessive cleaning
may result in a security deposit deduction. Some owners charge
a non-refundable cleaning charge which will be explained when reserving
if applicable to the cottage being reserved.
WATER LEVELS AND NOISE: Neither Jordan Rentals or the property owner can be held responsible for lake levels, (which affect both the size of the beach and dock installation) or nearby noise from construction, landscaping, logging operations, or acts of nature resulting in power outages or damages or such uncontrollable intrusions affecting the use and enjoyment of the property and refunds will not be given.
PAYMENTS.
Personal checks, bank checks, and money orders are accepted. To pay by ATM debit and credit
cards, or Visa or Mastercard see Pay Pal instructions below. We do not accept credit cards here directly. A Tenant Rental Agreement
will be sent which must be signed and returned along with the deposit
payment (50% of total rental plus the $50 booking/administration fee), within 14 days. The remaining balance
is due 30 days prior to your arrival. Reservations made within 30
days of arrival require payment in full by cash, certified check or
money order. A nonrefundable booking fee of $50 is applied at the
time of reservation and is due with the first payment. The State of Maine charges a lodging tax of 7%
which will be added to your final payment. A $50 fee will be charged
for returned checks.

CANCELLATION
POLICY. In the event you cancel your reservation, all monies will be returned
if the property is re-rented for the entire period reserved minus a $50 processing fee and the $50 booking/administration fee. If the property is not re-rented, all monies paid will be forfeited.
